The Capital City Realty Leasing and Property Management Department offers easy and affordable programs to help you keep your property rented and maintained. Our goal is to help you maximize the enjoyment and financial returns of owning rental property.

Our Marketing Department ensures your property is positioned well in the marketplace and its availability is actively advertised to real estate agents and potential tenants world-wide. Your agent will coordinate all property showings and once a potential tenant is identified, the applicant(s) will complete three thorough background checks. Then, working with our Property Manager, you receive recommendations for any lease and work towards securing great tenants.

If you have elected to have Capital City Realty professionally manage your property, we will coordinate everything from move-in, repairs, to the day of move-out!

Owner's FAQ

What does the service cost?

Capital City Realty will do all the marketing and advertising of your property (including listing in both FMLS and GaMLS), show your property to potential tenants, have applicants complete all back ground checks and coordinate lease execution. The total cost to you is one month’s rent, which we will share with any broker who brings us a tenant. The cost for property management is 8% of monthly rent or $99, whichever is greater.

When will I receive my rental payments?

Rent from your tenant is due on the first of each month and will be considered late on the third of the month (many tenants will send in their rent ahead of the deadline, in which case we do not process their rent until the first of the month). If we are managing your property, we will issue your check the same day that we receive your tenant’s rental check.

Do you charge another commission if the tenant extends or renews their lease?

No! Our goal is to maximize your financial return and charging an additional commission for a simple lease renewal simply does not make sense, financial or otherwise!

How do you advertise my property?

We actively advertise the availability of your property to real estate agents via FMLS, GaMLS, and direct email campaigns to over 7,000 local agents. We advertise directly to potential tenants via dozens of websites including craigslist, hotpads, realtor.com, trulia, yahoo, aol, and more! We respond to every inquiry within a matter of hours, if not minutes.

How do you screen potential tenant(s)?

Every applicant (over the age of 18) who will be living in the property must complete a credit check, criminal background check, and employment verification. These are done by S2Verify at no cost to you. While we can’t share the results of any screen, we will give you our recommendation (based on Capital City Realty’s Tenant Recommendation Requirements) to accept or reject an applicant. As always, we follow all laws concerning Fair Housing.

Who holds the tenant’s security deposit?

If Capital City Realty is managing your property, the tenant’s security deposit will be held in our Leasing & Property Management Trust Account. Otherwise the tenant’s security deposit will be held by a third party that is agreeable to both you and the tenant.

How do I know the tenant(s) is taking care of my property?

When we are managing your property, your tenant will have a private web page on our site that provides a written copy of their lease, move-in reports & photos, records payments, and has portal for them to request repairs. We also offer quarterly inspections to make sure your property is being well maintained.

Who does needed repairs to my property?

We have a team of professional contractors available to take care of major systems and handy-men whenthe repairs are minor. Or we’re happy to use your contractors if you already have someone servicing your home. We respond to all repair requests within 24 hours (unless it is an emergency) and strive to have all repairs completed within 72 hours.

Do you provide references?
